The shift began when the Reserve Bank of India issued the Interest Rate on Advances (Amendment) Directions 2025 on 29 September 2025. The rule took effect on 1 October 2025 and allowed banks to review the spread on floating-rate loans before the earlier three-year wait.

Banks may now check borrower credit at every reset cycle instead of waiting three long years. Before this amendment, spreads stayed fixed even when the borrower improved repayment discipline. That prevented timely rate cuts. The 2025 rule removed this barrier and allowed banks to reassess pricing whenever the loan hits its scheduled reset date.

Loansjagat report published in May 2025 found that lenders had lifted their preferred score threshold from about 650 to nearly 725. These shifts now show how RBI rules affect home loan interest rate in practical life. A short view of these changes is given below.

Old And New Interest Reset Rules

This table shows a sharp break from the old structure. Borrowers now have a real opportunity to request a lower spread earlier. Lenders also use fresh data, which improves accuracy in pricing decisions.

Lenders also use fresher data, which improves pricing accuracy. The next part looks at the idea behind the credit score and its role in rate setting.

What Credit Score Means And How It Affects Loan Rates?

Credit score is a number that shows repayment history, credit use, and overall behaviour. With updates now sent twice each month, the score reflects changes faster. A Loansjagat report in May 2025 stated that lenders started preferring scores around 725 for better terms.

It also noted that borrowers with a score of 750 or more often received rates close to 10.5 percent during 2024 and 2025. Those in the 700 to 749 band faced stricter checks and higher spreads.

These score patterns are listed below.

700–749

Below 700

This trend shows why better credit habits matter more today. With faster updates and early spread reviews, the link between score and pricing has become tighter.

How This Rule Connects To Past Coverage On Home Loan Pricing?

housing finance explainer published in 2024 showed how external benchmark linked rates brought clarity to loan pricing. That report noted that spreads remained static even when repo-linked rates changed. Borrowers could not correct pricing until a long cycle ended.

The 2025 amendment fixes that old gap. Since credit bureaus now update records twice a month, banks use recent data when deciding spreads during resets. Even a small spread cut can reduce lifetime interest on long-tenure home loans. The 2025 rule now makes such reductions more reachable.

Conclusion

The mix of fortnightly credit updates, higher score thresholds noted in mid-2025 reports, and the early spread-review rule introduced on 1 October 2025 has created a more responsive home loan market.

Borrowers who maintain steady repayment habits now see the effect sooner. Lenders also work with updated records during resets. These shifts show how RBI rules affect home loan interest rate and reshape how Indian households manage long-term borrowing.
